AS SOON AS I HEAR THE WORD FORECLOSURE, THE FIRST WORD THAT POPS INTO MY HEAD IS - CREDIT. I think of what it does to a credit score and how it’s probably the worst item that could show up on a credit report. I also wonder what the homeowner really understands about his / her credit report and that foreclosure.

THE BAD NEWS IS: a foreclosure will stay on a credit report (in the Public Records section) for 10 years. It will kill any chances of you buying a new home for at least 3 years. Some banks will lend money to a borrower with a foreclosure that’s just over 3 years old (That’s 3 years from the date the foreclosure is finished- not from when it started). Also, a foreclosure will drop your overall credit score quite a bit.

FOR EXAMPLE, let’s say that your credit score was a strong 715 before your foreclosure. Then you had a hardship & your home went into foreclosure. If you were just late on the mortgage and no other debts, that 715 score will probably drop to the mid 500 range. (There are several variables to consider here because your score is determined by the amount of accounts your late on, The amount of debt you carry, the frequency of the late payments, weather it’s an installment loan or a revolving loan, and several more factors. So each credit report is unique. For the sake of this article, let’s just say the mortgage was the only account late.)

THE GOOD NEWS IS: It will NOT kill your credit report for life, you can start re-building your credit almost immediately and it will NOT stop you from buying a home in the future. I know this because I have been in the real estate and mortgage business for that last 13 years and I’ve seen many people came back after a foreclosure. I have also structured many home purchase loans for people with a previous foreclosure. Most of those loans have been underwritten through FHA (Federal Housing Administration) lenders offering excellent rates and programs- some with just 3% down payments needed by the borrower. I should note that lenders who lend to borrowers with a former foreclosure are very picky, they view this loan as a second chance and they will probably shoot it down if they see anything late at all on the credit report, or even a bounced check. So if you’re trying to purchase a home after a foreclosure, your credit must be spotless. If you want more solid, real world facts regarding your credit after your foreclosure, please see our website in the Resource section of this article -IT MAY JUST SAVE YOUR HOME FROM THE AUCTION BLOCK!

IF YOU DIG DEEP ENOUGH, it won’t take you long to realize that you can probably STOP or STALL your foreclosure by yourself. You don’t need to pay a total stranger thousands of dollars and hope they will do the job for you – I know I wouldn’t.

Building sheds could be a daunting task, and one which you might like to p[censored] on to a professional. However, this is also a task, which if you could successfully accomplish, is certain to present a lasting impression for all. Therefore, before you buy your shed and shed building materials, devote some time to this guide and be equipped with pertinent information needed before you start on the construction of your shed.

Chart out your requirements

If building a shed is one of the jobs on your to do list, chances are that like other tasks, there is a specific requirement for accomplishing it. So before you start, precisely define the need. It could be for, say, storing agricultural yield, or maybe for simple household storage. Whatever your shed will be used for, the purpose definition would logically help work out the desired size of the shed. The second required component at this stage would be the available space. So with these two sides of the equation available, it should be possible to zero down on the practically possible shed size. However, before moving forward, do check the construction limits. Also while finalising on this aspect, visualise the constructed shed (of the worked out size) in proportion with the backyard and ask yourself some fundamental questions, such as: will the shed look right in the garden; is the door opening wide enough, in the correct place; how many windows, if any, do you need?

The look and appeal

If sheds are more than a junk repository for you, this aspect is definitely serious. There are a number of options in the sheds types and you have the authority to select, so why settle with the basic. For instance, the choice could be a beautiful wooden shed. Though in the long run it would require protection and maintenance, wooden sheds look natural and they tend to blend in with the rest of the garden. However if maintenance seems too bothering a clause, try the metal sheds. They are solid and resistant provided they are made from galvanized steel. Other options in this category include plastic sheds and vinyl sided sheds.

For the base of the shed, paving slabs could suffice or maybe you could fix in a concrete floor. Treated timber bearers are also an option in this category. Concrete blocks are the most economical and easiest to build. Moreover, the construction would be stable.

Other aspects that deserve attention include accessibility, shed placement, natural light availability, power, water and other basic requirements should be considered for your shed. Placement should be such that the shed does not render an awkward look to the adjoining house or construction, and careful space utilisation is pertinent as well.

Let's plan

With the two basic aspects worked out, planning assumes priority. A shed plan can be purchased, referred to from books, or could be self designed. The last option could be difficult, especially if you are an amateur in this field. A suggestion therefore is to move with a readymade plan, already tested and tried.

Check the codes

Local building codes and ordinances must be closely checked before starting on the construction of your shed. Some sheds, like other structures, require the requisite permits, in absence of which they could be considered illegal. The ordinances could include: clauses relevant to the total space that can be occupied; construction time restrictions, etc. Approval might take weeks, and with some Housing Associations there are various rules and regulations that need to be addressed before a shed can be erected. There is more to building sheds then meets the eye, but now that you have been forewarned, you are now forearmed.

Choosing the right doctor is one of the most important decisions one can make in a lifetime. He or she will ultimately be the person who looks after your health and possibly that of your family, and you are effectively trusting this person with your life. Read on for more information about doctor ratings.

Choosing the right doctor is one of the most important decisions one can make in a lifetime. He or she will ultimately be the person who looks after your health and possibly that of your family, and you are effectively trusting this person with your life. When it comes time to choose one, or if you already had one and need to find a new one due to a poor experience or relocation, there are three main things you should rate.

Doctors are complicated people. They are intelligent, diligent, motivated and organized and are essentially asked to dedicate their lives to their profession. It's safe to say they have quite a bit more responsibility than the average person.

Doctors also dedicate an inordinate amount of time to their work. They spend more time in school than most people, often-longer hours on the job than most do as well, and they are constantly required to stay up to date on the evolving nature of their profession.

What this ultimately means is that there are no under-qualified doctors. Anyone who has successfully completed medical school, landed a job or opened and operates a practice of his or her own is capable physically and mentally of safeguarding your life and health. So the question is, what separates one doctor from another, and what makes one right for you?

The answer isn't always simple; it depends on what you want. If you're looking for a temporary doctor in a location you don't plan to stay in, anyone could do. But if you're in search of a long-term physician that you can trust to take care of you and your family over the long haul, assess three categories of doctor ratings.

First and foremost, the right physician for you should be someone you like, get along with and feel comfortable with. A personable nature and personality are the first important qualities you should look for when assessing doctor ratings.

In reading reviews or listening to word of mouth, determine whether this person sounds like someone you would interact well with. Oftentimes those that are the most outgoing and personable are the ones that make you feel most at ease talking with and spend time helping you understand your medical needs.

Secondly, your physician should be thorough. When it comes to your health, you should want and expect no stone to be left unturned. In reviewing doctor ratings, take note of whether he or she is willing to go the extra mile, or more specifically take the extra test or perform the extra examination, to diagnose you correctly and effectively.

Lastly and perhaps most importantly is accessibility. The right physician for you should accept your insurance and other forms as well, just in case you switch. His or her practice should also be available after hours or be able to refer you to one that is. It should also have direct access to specialists in every field you could possibly need.

Doctors may be complicated people, but they are capable of making your life easy. The key is simply taking the time to find the right one, even if that might be hard.
